Durham City and the county around it — north to Chester-le-Street and Stanley, west to Lanchester and Consett, east to the coast at Seaham, Easington and Horden.
One county, four kinds of property
County Durham is not one market and pretending otherwise leads to bad quoting. What we walk into in a listed terrace on the peninsula has almost nothing in common with a 1930s colliery semi in Horden or a stone cottage outside Lanchester, and the pricing reflects that rather than a flat rate applied to a postcode.
Durham City and the peninsula
Tight streets, listed and conservation-area frontages, and a very high proportion of rented housing. Cable routes are constrained by what can and cannot be touched on older fabric, parking is genuinely difficult, and a lot of the work is inspection, certification and remedials for landlords and agents rather than new installation.
The former colliery villages
Bowburn, Coxhoe, Thornley, Wheatley Hill, Wingate, Easington, Horden and the rest carry a recognisable housing stock — inter-war and post-war terraces and semis, frequently with installations that have been extended piecemeal for sixty years. Board changes, part rewires and fault finding on circuits nobody has records for make up most of it.
North and west
Chester-le-Street, Sacriston, Stanley, Annfield Plain, Consett, Leadgate and Lanchester sit higher and colder, with more stone building and more properties on overhead supplies. Surge protection is worth more here than it is in the city, and longer runs out to detached garages and outbuildings are common.
The coast
Seaham, Murton, Easington Colliery, Horden and Blackhall bring salt air into the equation, which is unkind to outdoor accessories, external lighting and anything mounted on an exposed elevation. Specifying properly for that environment is the difference between a fitting lasting a decade and lasting two winters.
